Monsoon Season and Your Home

In Arizona, the months of May and June are typically hot and dry, with temperatures rising above 100 degrees. When the long hot days drag on, we begin to see the long awaited arrival of monsoon season. In Arizona, the monsoon season officially begins June 15th and ends September 30th. Monsoon rains often deliver harsh unexpected winds and rain. There are many things that can be done to prepare your homes and business to avoid disasters.

It is important to step back and review your structure top to bottom. Start with the roof. Each roof type requires special maintenance. Flat roofs, commonly found in Arizona, require frequent re-coating. Be sure there are no cracks or gaps on the flat surface. Due to the fact dirt and debris settle in the dry scuppers most of the year, they will need to be flushed or power washed clean to ensure the monsoon rain will drain properly. Tile roofs, also common in Arizona, require special maintenance. Always consult a professional if you are in doubt.

It is critical to maintain the landscape and grade close to your foundation. Large over hanging trees often fall when the monsoon winds rage. Landscape gravel and dirt can accumulate against the foundation causing faulty grade. Faulty grade increases the risk of water entering the structure through the weep screed and entry points.

Air conditioning and swamp cooler units are an essential part of life in Arizona. Those units take care of us, so we certainly should take care of them. Be sure filters are changed frequently and the condensation lines are clear. Preventative maintenance will save you money in the end.

Here are a few tips for power outages:

  • Use surge protectors to protect your electronics
  • Don’t open the refrigerator or freezer
  • Replace flashlight batteries now
  • Store extra candles and matches
  • Secure your pets that are frightened by the thunder and lightening
